2025: The Year of My First Investment Property

As the new year begins, I’m setting my sights on an ambitious and exciting goal: purchasing my first investment property. This is not just any property—I’m targeting a duplex with strong cash flow potential that can set the foundation for a long and successful real estate investment career.

Here’s how I plan to make it happen, and why I believe this goal is achievable in the first quarter of 2025.

My goal is to close on a property by March 31, 2025, giving me three months to execute my plan. Here’s how I’m preparing:

    • I’ve identified Cleveland, Ohio, as my target market, focusing on neighborhoods like Buckeye/Shaker and Euclid. These areas offer:

      • Affordability: Lower entry prices compared to coastal markets.

      • Strong Rental Demand: A steady pool of tenants ensures consistent income.

  2. Financial Readiness:

    • I’ve saved $60,000 of my target $60,000 for this investment, including down payment, closing costs, and reserves.

    • I’m leveraging my steady W-2 income and low debt-to-income ratio to secure a traditional mortgage with favorable terms.

  3. Finding the Right Property:

    • My ideal duplex will have:

      • Value-Add Potential: Cosmetic upgrades or small renovations to boost rents.

      • Cash Flow: Positive monthly income after expenses.

      • Stability: A strong rental history or reliable tenant demand.

  4. Building My Team:

    • I’ve connected with local real estate agents, contractors, and property managers in Cleveland who understand the market and can guide me through the process.
