My Ongoing Experience in UCLA Extension’s Real Estate Investment Analysis Course

As part of my journey to become a proficient real estate investor, I’ve enrolled in a Real Estate Investment Certificate program at UCLA Extension, which includes four courses.

I’ve already completed the first course, Real Estate Investment Market Analysis, and I’m currently in week three of the Real Estate Investment Analysis course, with Real Estate Appraisal and Real Estate Finance coming up next.

Each course is designed to equip me with the analytical tools and financial insights needed to make smarter, data-driven investment decisions.

What I’ve Learned So Far

Real Estate Investment Market Analysis (Completed):

  • This first course was all about understanding market dynamics—how to evaluate neighborhoods, assess market trends, and analyze supply and demand for different types of properties. We focused on both residential and commercial markets, using data and tools to assess investment potential.

  • One of my key takeaways was learning how demographic trends and economic indicators impact property values and rental markets. I now feel much more confident in identifying markets that offer long-term growth potential.

Real Estate Investment Analysis (In Progress - Week 3 of 11):

  • This course focuses on evaluating specific investment opportunities using a range of financial metrics. We’re covering everything from Net Present Value (NPV) and Internal Rate of Return (IRR) to more advanced topics like capitalization rates, leverage, and depreciation.

  • So far, I’ve become more comfortable with calculating IRR and using NPV to determine if a deal is worth pursuing. Understanding these metrics is essential when evaluating whether a property will generate sufficient returns to justify the investment.

  • The course also dives deep into risk assessment, which has already reshaped my approach to identifying potential challenges in real estate deals.

How This Program is Shaping My Investment Strategy

Even though I’m just a few courses into the program, the knowledge I’ve gained has already had a significant impact on how I approach real estate investing. Before, I mainly focused on finding “good deals” based on surface-level factors like location and price. Now, I’m equipped to dive into the financial details—evaluating properties based on projected cash flows, IRR, and potential market risks.

For example, I’ve started applying what I’ve learned to investment opportunities in Cleveland. I’m using NPV and IRR to project future returns and make more informed decisions about whether a property aligns with my financial goals. It’s a game-changer to be able to quantify the potential outcomes of an investment rather than relying on instinct alone.

Final Thoughts

I’m thrilled with the progress I’ve made so far in UCLA Extension’s Real Estate Investment Certificate program. These courses are equipping me with the analytical tools I need to build a sustainable and profitable real estate portfolio. As I move through the remaining courses, I’m confident that I’ll continue to refine my approach to investment analysis and improve my ability to make sound financial decisions.
